In the fall of 2011, Sterling Bay signed a contract to purchase 400 South Jefferson, an approximately 230,000 square foot underutilized West loop industrial building constructed in the 1940s. At the time, Hillshire Brands (formerly Sara Lee Corporation) was in the final stages of deciding on a downtown location for its new global headquarters. Sterling Bay approached Hillshire with an innovative plan for transforming 400 South Jefferson into a highly-functional open work environment while maintaining its original “deco" look and feel. By January 2012, Sterling Bay closed on the property and a 15-year lease with Hillshire for 95% of the building.
In order to meet Hillshire's occupancy deadline of December 2012, Sterling Bay completed all construction contract negotiation, construction permitting, and core and shell construction work in less than 10 months. This required cooperation and coordination between Hillshire and Sterling Bay to allow a phased turnover of the building starting July 1, 2012. Sterling Bay's flexibility, creative negotiating and in-house expertise in leasing, legal and construction were instrumental in making this happen.
In December 2012, Hillshire fully occupied its new offices at 400 South Jefferson, now a showcase corporate headquarters. Over 650 jobs were created or relocated to Chicago as a result of Hillshire's move from the suburbs.Learn more about Hillshire Brands HQ
